Carteret County has many quaint communities including : Bogue Banks(Fort Macon, Atlantic Beach, Salter Path, Pine Knoll Shores, Indian Beach & Emerald Isle Emerald Isle- a 25 mile long island connected at each end to mainland by a high rise bridge). Morehead Citywhich is part of the mainland and follows Highway 70. It is also known for its North Carolina Seafood Festival and Big Rock Marlin Tournament. The west end is Newport and Western Carteret County.
Swansboro and Cape Carteret are down the Highway 24 corridor as well as many small neighborhoods along the way. New construction over the last few years has begun down this highway and it is quickly developing into an investors hot spot. Beaufort(third oldest town in the state) invites you with history and is undergoing a facelift with preservation and growth also and of course,Downeast (east of Beaufort to Cedar Island) which includes the picturesque NC Scenic Byway for its scenery the Cape Lookout Lighthouse, and the shipwreck of Queen Annes Revenge. Theres always something to do or see . . At each and every stop along the way you will learn about the people, the rich history and the way of life for many. Understanding the Buying Process once you find the right property with Michele: Every state seems to have a different purchase process. This is generally how it is done in North Carolina using a Realtor :
Make an Offer: When you find the right home, the next step is to make an offer.Michele's experience plays a critical role in this process and she will advise you if the asking price of the home is acceptable, given current market conditions. Knowledge of the market and expertise is invaluable during the negotiations.She will do a competitive market analysis, to not only make sure the home price is right, but that it will retain its resale value. When you arrive at the offer amount,Michele will write a purchase agreement. Your purchase agreement includes any conditions that need to be satisfied including inspections and loan qualifications. At this time, you will be asked for a check for "earnest" money, which will go to toward your down payment at closing. This amount, set by the seller, may be non-refundable if the contract falls through.
Order an Inspection: When an offer is accepted, we will order inspections. Typical: Mechanical, structural, wood destroying insects, septic and well .Any conditions that have been placed on the agreement must be satisfied and removed. An inspection may reveal repair items that may be another condition of the offer. * also-the Environmental Protection Agency has a pamphlet for homes built prior to 1978. Notify Loan Officer to Begin Appraisal, Lock-In Interest Rate & Send Good Faith Estimate: After the offer has been accepted, your loan officer must begin the processing of your loan.They will take your application and verify your sources of funds and other informationorders an appraisal on the property andprepares a good faith estimate that indicates how much money you will need to bring to closing. This is also when you can lock-in your interest rate. Have a homeowners insurance policy in place prior to closing. Very critical especially in the beach areas but please note that all of Carteret County is in the****flood zone**** Your Insurance agent will advise you on the policy necessary for your property. Notify Your Phone, Utilities and Other Service Providers of Your Move-In Date: The seller will ask all utilities for a final reading the day of closing. Those bills forward to the sellers new address. You must request all utilities reconnected in your namefor this property beginning the day of closing. This allows for an uninterrupted service. This should be done at least a week prior to the scheduled closing date. For Local Utilities click here
Go to Closing: In North Carolina we don't normally use an Escrow or Title company for the closing, we use an attorney. Your real estate agent, Michele will help you select a closing attorney. At the closing, he/she will represent you and help explain all of the settlement statements and individual charges and fees and assure all your contract conditions have been met. You must bring a certified check for your down payment and closing costs. When all of the settlement papers have been signed and when the deed is recorded in the court house, you will be given the keys to your new home!

Sellers representative. A sellers representative (also known as a listing agent or sellers agent) is hired by and represents the best interests of the seller. The relationship usually is created by a listing contract.
Buyers representative. This type of licensee (also known as a buyers agent) is hired by prospective buyers to represent them in a real estate transaction. The buyers rep works in the buyers best interest throughout the transaction. The buyers can pay the licensee directly through a negotiated fee, or the buyers rep may be paid by the seller or by a commission split with the listing broker. ** Michele has additional accreditation as an Accredited Buyers Representative (ABR)
Disclosed dual agent. Dual agency is a relationship in which the brokerage represents both the buyer and the seller in the same real estate transaction. Dual agents typically owe limited duties to each of the parties. Because of the potential for conflicts of interest in a dual-agency relationship, its vital that all parties give their informed consent. In many states, this consent must be in writing. Disclosed dual agency, in which both the buyer and the seller consent to the brokerage representing both of them, is legal in most states
Designated agent. This is a brokerage practice that allows the managing broker to designate which licensee in the brokerage will act as a representative of the sellers and which will act as a representative of the buyers in a transaction in which the brokerage is representing both. Designated agency avoids the problem of dual agency. The designated agents give their respective clients full representation. The broker has the responsibility of supervising both licensees.
****As a side note- buying a "For Sale By Owner"is often a "Buyer Beware"situation. By state law they are required to fill out a NC residential Property Disclosure but they are very limited in knowledge of the many other facets of Real Estate and RE law. Don't learn the hard way by paying too much or learning of material facts that were never disclosed until it is too late. If buying a home that is "FSBO" you can still ask the seller to let your Realtor represent YOU and negotiate for you. Most FSBO sellers are agreeable to paying the buyers agent commission because they do not know the steps beyond showing the property and rely on that agent to keeping the deal together and on track for a smooth closing.
